To maximise the potential selling price it is important to offer your property in
the best possible light, two properties that appear the same, can sometimes sell
for different prices, this is often down to a matter of presentation. You would
not sell a car without giving it a thorough clean, so why would why contemplate
not doing the same for your property, the biggest investment of your life.
Staging a property for sale means making the most of its best features, first impressions
do count - many properties have been sold, and many not - before the prospective
purchaser has enterted the property.
Maximising the sense of space and light, and presenting it in a way, which appeals
to the maximum number of potential buyers.
Garden’s need to be kept neat and tidy, without rubbish and paths should be weed-free.
Try and give the impression that the property has been cared for , paint the fence’s
or freshly clip the hedges.
A Freshly painted exterior creates a good impression, also clean the windows. The
front door is worth particular attention, property can be transformed by a clean
or new front door, this is one of the first things a potential purchaser will concentrate
on whilst waiting to be let in.
Internally the property must be neat and tidy, all paintwork should be clean and
free from cracks, stains and chips .
Purchasers react positively to properties with the sense of space and light. Even
during the day, put the lights on, keep the curtains open and windows clean.
If you have trees or shrubs which shade windows prune them to increase natural light.
At night switch on all lights before the viewing.
It is important to make each room appear as spacious as possible, if possible store
large furniture with a friend, a self-storage company or in the garage.
Colours should be kept light and neutral when selling your home.
Smell has more impact than you might think. It can work either for you or against
you, keep the property smelling fresh.
Pets, take particular care to clean the areas they inhabit and where possible in
the case of dogs get someone to take them for a walk.
